This six bedroom villa is situated on beautiful Cap Ferrat with wide and magnificent views overlooking both the Bay of Beaulieu and St Jean Cap-Ferrat. Wide sweeping staircases on each side lead up to the Villa with the main entrance of the right hand side. It should be noted that it would not be suitable for those with walking disabilities, as there are numerous steps. The villa has been redecorated in a modern style with rustic, homely furnishings.
Entry is through antique solid oak doors leading into the entranceway, from which, to the left is the main kitchen and to the right the second kitchen and guests cloakroom. The main kitchen is fully equipped with refrigerator, dishwasher, double oven and cast-iron cooker/oven. The kitchen window overlooks the sea and double doors lead to the outside terrace, also with views over the Bay of Beaulieu. The second kitchen has an additional oven, American style refrigerator and washing machine. The guest’s cloakroom is fitted with handbasin and separate WC.
The main lounge consists of two levels - the mezzanine dining area on the upper level with french doors leading to a small garden patio area ideal for a quiet drink in the shade. Also on this level is the entry to the 6th bedroom again with french doors leading into the garden. This double bedroom with its own completely separate access has fitted wardrobes and shower room with hand basin.
The lounge has a working open fireplace, book cases along the mezzanine wall and is furnished with comfortable rustic style furniture. Sliding doors lead to the spacious terrace which is also accessed from the kitchen. A hallway on this level leads to the master bedroom which contains a king bed, fitted wardrobes and full ensuite with WC, bath, hand basin and independent shower. French doors lead out to the side garden and onto the kitchen/lounge terrace giving wonderful views over the bay.
From the same hallway a sweeping staircase leads down into a spacious reception foyer with french doors opening onto a balcony. Panoramic views make this the ideal "getting away from it all" area. At either side of the foyer there are two double bedrooms, both with fitted wardrobes and full ensuite marble bathrooms. An adjoining hallway leads to a further two bedrooms. The first has double bed, fitted wardrobes, full ensuite marble bathroom and french doors opening onto a balcony. The second bedroom has two single beds, fitted wardrobe and full ensuite marble bathroom plus an additional small kitchen. It has independent access and is ideal for nanny or live-in staff.
The large swimming pool, situated on a lower level, features a small pool-room area, fitted with sink and 2 refrigerators, and ample terrace area for sunbathing
The villa is surrounded by attractive, well planted garden areas offering several places to sit, rest and enjoy total privacy.
